Circa 1900. Formerly a church rectory, Sunny’s Roost now nurtures visitors to this area from it's Historic District location. From the inn, guests love to meander the streets and take in the shops, museums and special restaurants. In the summer there are midweek concerts in the park, but often guests just find their way to the back garden and listen amidst the flowers and lawns. Sunny is known for his scones – blueberry, pecan praline and cranberry-orange to name a few.

The Bantam Room

Smallest and coziest room has a prime view of backyard gardens and sitting area. Twin-size beds. Can be combined with the Rhode Island Red room for parents traveling with children or have private bath. Bathroom includes a tub and shower and may be equipped with bubble bath, bathtub pillow and other amenities upon request.

The Rhode Island Red Room

King-size bed. Twin-bed size cot can be added for small children. Can be coupled with Bantam Room for families or have private bath. Bathroom includes a tub and shower and may be equipped with bubble bath, bathtub pillow and other amenities upon request.

The Ancona Room

Queen-size bed and a private in-suite bathroom. Features a handmade, built-in oak bookcase with a varied book collection. View overlooking front garden and a bird’s eye view of the bird feeder too. Can be combined with the Leghorn room for a two-room suite. Hallway door closes rooms off from the other rooms.

The Leghorn Room

Queen-size bed with a blue and yellow color palette. In-room antique pedestal sink has been restored as one part of the private in-suite bathroom. Front window allows guests to watch squirrels and birds at the front yard feeders.

Innkeeper Note

The question I am most asked by my guests concerns what gave me the idea to run a bed and breakfast. When my third son was born we lived in a mobile home in a small town in southern Colorado. My parents were invited to stand in for the godparents (who lived out of state) at his baptism. Since they lived 6 hours away, I needed a place for them to stay other then on the fold out couch (tho why they would want to stay in a room of their own rather than with our three boys under the age of 5 I'll never know). Anyway, the places available to them were a bed and breakfast or a small motel. They chose the bed and breakfast. The night before the baptism my mother was laying out her outfit to see if anything needed pressing. She had the hat, the gloves, the matching purse and shoes, the slip, nylons, shell, jacket and....no skirt. It was still carefully folded on the bed at home. LaVeta was a small town in southern Colorado about 62 miles from Pueblo to the north and 65 miles over a mountain pass from Trinidad. Either way you looked at it, we were 60 plus miles from the nearest shopping center. The owner of the bed and breakfast went into her own closet and selected a skirt that would go with the rest of Mom's ensemble and altered it to fit my mother. (We are talking about a woman close to 100 heaver than my mother, so it was no mean feat.) The rest of the stay fades in my memory, but the way this woman was able to save the day, to make a difference in my mother's day, has stayed with me. I knew than that I wanted to run a bed and breakfast and someday pay that favor forward. And I have! Two years ago we had guests visiting in October when they expected the weather to be cool enough to wear jeans. Instead we had record breaking highs in the 90's. The man on the party had one pair of shorts with him and these he tore the seat out of on the first day of the visit. I was able to borrow a pair of perfect fit shorts from my sons closet for him to wear for the duration of his visit. I know we had stores closer than 60 miles, but in October they were not going to be selling shorts!

Cancellation:Cancellations made one week or more before scheduled stay receive a full refund, minus $10 bookkeeping fee. Cancellations within one week of scheduled stay shall be pro-rated based on circumstances.

The rooms are beautiful, Sunny and Bob are wonderful! Breakfast at any time you prefer, and she'll make pretty much anything you request. The food is simply delicious, and the conversation is even better. I would highly recommend Sunny's Roost to anyone, whether you stay for a night or a week, you'll always want o come back again and again.

Great First B&B

This was my fiance and I's first B&B experience, and we will definitely want to stay at Sunny's again if we are back in the area. Lewiston is a wonderful place with plenty of small town charm combined with lots of things to do. Our room was unique and our breakfast delicious. Sunny and Bob make for excellent company whether at the breakfast table or on the perfect porch for this B&B. What a wonderful experience!

This B&B in Lewiston, NY, is amazing. the location is great, it's very close to the Niagara Falls waterfall. Toronto, Canada is a great day trip. the Village of Lewiston has several little eateries for dinner options. The B&B itself is wonderful and the hosts are very friendly and excellent conversationalist. the house is very homey and a great stay. I recommend this B&B to all my friends, for any occasion, for any reason. I'll stay here everytime I visit the area. I've hear about fishers who stay during the winter to do frozen lake fishing, this B&B is very accomidating for what ever brings you thier way. the really aren't enough ways to explain how great this little place is. if your ever in the greater Buffalo area call Sunny Roost and tell them Phillip sent you, and you'll have the best stay ever. Me and my wife love this place. Thanks guys.

A Purr-fect stay!

We picked this charming place in a charming village last year when looking for a pet-friendly B&B near Niagara/Buffalo, and we returned twice this year. It is pet- AND human-friendly (and night owl friendly); our 3 cats loved the rooms, & my husband & I loved Sunny & Bob, who are bright, friendly, and great cooks! Both the home & village exude serenity. In the village check out stores like Artzee for kids of all ages, an eclectic book/art/cafe (get the veggie crepe),& a superb bakery if for some reason you need more than Sunny's amazing scones. Sunny's Roost rules!

Dear Sunny; The wife and I just wanted to say thanks again for all you did to make our trip and stay at your house so memorable. It was our first experience, and it certainly won't be our last. As we said in the book it was the little things that put it over the top, but also the feeling of being at home. the wife and I commented to each other that it felt like we where at our grandparents house when we were kids. We found Sunny's Roost when our daughter first attended school at Niagara University. It was a wonderful change from the typical hotel experience. Nestled within quaint Lewiston, right off main street it was strategically located close to everything, including easy access to the jazz festival, the many events at the Art Barn, restaurants and taverns. For the next four years it became our home away from home and Sunny, Bob and Cinnamon (the resident canine!) became our extended family!! They were always there to help us out including giving a hand themselves when necessary. Needless to say the food and service was fantastic!!
