Don't stay here

Desperately needing to get away and rest (I had just suffered the loss of my daughter), my friend and I found the Campbell House. Unfortunately our stay was very upsetting. The Inkeeper met us with a black eye and cut that she got when she fell on the street. She never introduced herself and went on and on about her accident while we were standing on the street with our bags. We were told to be at breakfast by 10:00 A.M. and arrived at 10:05 to be berated (in front of another couple stating at there)for being late. She angrily served us. That night the electricity went out. When I called her she said that her lights were out also with no offer to help us until I asked for candles or flashlights. She left a flashlight outside our door without even knocking to tell us it was there. As hard as we tried we could not relax never knowing what upsetting thing would happen next.

Management Response
In response to the review from Colleen Vuono who was a guest in the Dolcetto Suite July 25 & 26, 2009. I am in receipt of the first email sent to me on August 3, 2009 where Colleen threatened to report me to the local newspaper if I did not refund $327.00 for her two night stay. Here are the events: Colleen insisted on checking in early (normal time is 3 to 7) but did not give a time. She also wanted to use the futon for her friend to sleep in and not pay the additional $25. per night-so I relented and agreed to the terms. I did in fact fall on a dark sidewalk the night before. I did get hurt, the police and ambulance were involved. I was advised to take a photo of the area and to let the owner of the property know what happened. I left the B&B at approximately 12:35-when I arrived back at the B&B a few minutes after 1 PM- Colleen and George Ann were at the check in desk with Lindsay (my assistant) about to show them to their Suite. I was walking through the hall to the office door when Lindsay asked what happened...I told her I had taken photo's of the sidewalk where the blood was and was upset because the owner laughed when I told her what happened. I turned to the ladies and said I had fallen the night before down the street so be careful when you are walking back from dinner at Ivy's. I noticed the ladies had brought their luggage into the main entrance so I explained they have a private entrance where they can park in front of the suite. Colleen got upset because she had to put her bags back in the car-she angrily said this girl is taking care of us and she is going to walk us to our suite. I once again explained the suite is on the lower level so it would be to her advantage to drive there and she would get her assigned parking place. Full breakfast is served 8, 8:30 or 9 am. There is a breakfast board in the office/kitchen with each room listed and the day. Under the room the following is notated. 2 reg 2 all 9am This means 2 reg coffees 2 who eat all & the time. If the guest is checking out there is CO notated. There is a notice at the check-in desk giving guests notice that the kitchen closes at 10 AM. The next morning everyone showed up at 8:30 or 9 except for the two ladies. I asked Lindsay repeatedly if the ladies said they weren't coming for breakfast...but she had written 9 on the breakfast board. I cleaned the kitchen started to put all food away about 5 after 10. Two other guests were enjoying coffee while waiting for their ride to come when Colleen arrived at 10:17 (I notated this on her guest card) "I said, I didn't think you were coming for breakfast and I closed the kitchen at 10. The food I prepared is cold but-I never got to finish as she started yelling "I have never had to make an appointment for breakfast-I am on vacation." I explained when breakfast times were but she didn't want to hear it. The coffee was still on the table, so I poured it then had Lindsay take care of juice and fruit. Colleen was complaining to the couple about making reservations for breakfast to which they explained they always had breakfast times at B&B's. They got up to wait for their ride on the porch. They told me the lady wasn't happy with their response. I asked the ladies if they needed service in their suite (answer no) I said "If you would like to sleep in tomorrow I will be happy to give you breakfast later". Colleen said rudely..."We will be here at 10" That evening I received a call from The Ivy about two ladies (my guests) who decided eat outside. There was a wedding for 50 people so Lisa (the owner) asked them if they wanted to order now so they wouldn't have to wait for food as the chef would be doing the wedding food) Colleen said they would wait...then 10 minutes later she complained to Steve how bad the service was and they couldn't give an order-she insisted on seeing the owner (who was Lisa) Lisa came out to take a tongue lashing from Colleen. Colleen proceeded to complain to everyone who walked down the street. The next morning someone hit a generator so there was no electricity in the entire village. When Colleen called me to say there was no electricity (I was in my quarters in another building) I stated, "I don't have electricity either I don't know" she never let me finish my words..."she said the least you can do is get us a flashlight." I said, "no problem". This suite has windows so she had plenty of sunlight except in the bathroom where she could leave both doors open and have plenty of light. I brought a flashlight to the suite, laid in front of the door, knocked and left. In the email she sent she was appalled that I just left the flashlight and didn't hold it for her. Colleen showed up for breakfast at 9:22 AM of course I had no electricity so I couldn't even make coffee. The two ladies sat down...I told them I could give them juice and fruit at this point. Fortunately, the electricity came on a few minutes later. I made coffee, breakfast and served it to a very rude woman. Her friend looked scared but she did tell me how nice the breakfast was and the suite. Colleen left the suite a mess along with a nasty phone call and the email. I did not give her a refund-and the newspaper refused to place her complaint in the paper. I am glad I detailed the entire event. Patti

Wonderful!

Looking for a quick weekend getaway, we were greeted with lush, beautiful decor and a very friendly Patti and her assistant. Our room was full of great details and the most comfortable robes ever! The Strawberry Pantry, with its variety of snacks and drinks, was perfect for our movie night. Breakfast and it's multiple courses were delicious and every cup of coffee kept full and warm. All of this is even better, being in the charming town of Ligonier. It was a fantastic time.

Did not feel welcome

We had a group of six couples stay at this B&B and none of us were welcomed by by the inkeeper. She did not come out of the kitchen to say good by and needless to say, we did not feel welcome. She was more concerned that we were parked in the appointed parking spots than showing her appreciation for our visit. At any rate, we do not plan to return.

Management Response
I want to preface this with I am a single innkeeper operating a 6 room B&B and a small motel in a residential area of a small village. I am an Innkeeper who does it all...a person who takes great pride in offering comfortable accommodations, full breakfast with amenities. A gentleman hosting his antique car club made arrangements for a group of 12 to stay. I blocked the entire B&B, 2 suites and 4 guest rooms with each of the club members calling to make their own reservations for this two night visit. As each member called to select a room and make a deposit...I explained that everything is provided except for slippers. One of the members choose to stay in my motel, pay additional for breakfast so he and his wife could eat with the group. Breakfast is not included in my motel. I also made reservations for all at both Frank Lloyd Wright properties, dinner reservations for both nights. I cancelled the Wright properties, seven days later as the group was not interested. Just a few days before the guests arrived they wanted to go to the Wright properties...well getting good times for a group of even four was impossible, but I did the best I could...and at check in the guests were provided with directions and reservation times. They were not happy with them but I couldn't do better. I rented out the 6th room in the B&B for the week-end, thus all check-ins were Friday with check-outs on Sunday. I had two employees to check in the guests who all arrived at one time as I had a prior appointment which I could not cancel. I understand it was mass confusion at check in, so both employees were having a difficult time with people wandering all over and some complaining about how long it was taking. All guests were given their assigned parking space and keys to their respective rooms. Bill carried luggage, and helped the guests. Guests were shown to their suites and or rooms...within minutes the suite guest lost his car keys along with suite keys. He paid Bill $20. for finding them on a table where he laid them. This same guest brought a second car, he gave resistance to parking this car on property. (I must have parking for each guest room) Next he couldn't find a cork screw (it was next to the wine glasses) Then he couldn't find ice (in the freezer of his refrigerator) Then he couldn't find the ice bucket (next to wine glasses & cork screw. The next morning this guest knocked on my check in window at 7:15 am scaring me, as he didn't have milk for his coffee. I asked if he had checked in his refrigerator...He had not. I had the table enlarged in the suite with additional chairs so they could socialize in the suite. The motel guest could not get the television to work. I left them a note is was working along with instructions. In the midst of serving 14 guests breakfast they were worried about the television not working. I had my server go to the room, she turned on the television which was working fine. She left it on. They complained again later in the day...Once again the television we turned the television on and left it on. All the guests in the group went to dinner...The guests in both suites turned on every light in their respective 3 room suites. I spoke with the guests at breakfast, then I went about my duties prepping for the next day. I noticed the ladies didn't eat much at breakfast so when I was prepping I took this in to consideration. After breakfast on Saturday, the guests were going here and there so they wanted to leave the suite unlocked in case some of the group came back and wanted to have wine. I asked the suite guest to lock the door. (He was given keys to separate entrances) He said, "We don't have anything valuable in there", I said, "well I do, and I have provided you with a key to protect what is yours and what is mine." He said, "most B&B's don't give keys". I explained all B&B's are different and I would appreciate it if he would lock the door. The guests were eating lunch on the suite porch...they had taken some of my good indoor furniture out on the porch...which they left out in the dampness of the night...they also did not put it back before they left. Next a guest started his antique car then let it run two different times for an extended period. The fumes came into the B&B and into the residence next door. I asked Lindsay to go out to ask him to turn off the engine as the fumes were coming in. He said he had just put a new fuel pump in. I immediately started coughing and could not breath as I have asthma and allergies. Lindsay asked all the guests including the couple not in the group what they needed in their rooms. She then refreshed and replaced and locked the doors as usual. I left 14 adults to go to a mid afternoon party for a couple hours. I turned off my phone. Well I had several messages from a couple who had locked their B&B keys in their room. They could get in the house but not in their room. I was quite perturbed when I received all the messages. This was the first Saturday afternoon I have had off, so I was not happy that this senior group was so irresponsible. In the mean time they saw my assistant go to her room, (she lives on property) so they knocked her door to tell the key plight. She was not happy. Then they knocked again as 12 people could not remember where they were to go for dinner. I showed them on the local map along with writing the name down. Lindsay told me all the lights were on in both suites again, so she turned off the lights leaving the normal check in lights on. In a time of conservation of energy, we were both frustrated and disappointed in their behavior. I had a difficult time getting in my office as there was so much furniture on the porch blocking the door. I was upset by their lack of respect for my indoor furnishings which were still on the porch. There were bottles, potato chips all over the floor of the porch. Lindsay served breakfast, she was frustrated as they kept changing juice orders on her. I made baked french toast put less on the plates with an offer for a refill. One guest asked for more then complained she only wanted one piece. I did not go to the breakfast room as I was cooking for the last couple who were eating at 9 AM. I am the only person who does the cooking. I found comments in the suite guest journal, "Our hostess was not Miss Congeniality, need more empathy & politeness. To many knick naks were a confusion in a very big room" I am not a hostess, I am the innkeeper who has provided everything. I didn't know a Campbell Ice Bucket was a knicknak, nor do I keep knicknaks in the refrigerator. The table where he laid his keys then laid a map on has nothing to do with knicknaks. Campbell House is not for some people and some people are not right for Campbell House. The disrespect for my property, and small rules such as parking and using a key was quite upsetting but how they left the suite, porches was uncalled for. As an Innkeeper, I provided all that I advertise. This group's expectations of me are not realistic.

Old World Charm

My husband and I stayed this past weekend at the Campbell House and had a fabulous time! The home is beautifully kept and decorated with many antique touches. We stayed in the "Painted Ladies" room which was absolutely beautiful! The bed was very comfortable as well! Patti made us both feel very welcomed with her charming personality. With her fabulously delicious home-made breakfast, I felt like I was a little kid again, visiting my grandmother's house. It was a truly unforgettable experience.

Awesome

A delightful, quaint, friendly and delicious experience rolled into one package. Amazing attention to detail, delicious and different breakfast each morning, great suggestions for dining out in evening and complete directions to Frank Lloyd Wright properties and other sites. Comfy beds in quiet room; great sitting porches and wonderful guests to visit with at breakfast.

Ideal getaway

My husband and I just returned from a relaxing weekend at the Campbell House B&B. It is in a wonderful location and Patti goes above and beyond with her breakfast and attention to detail. She was even kind enough to make us a special photo magnet as a remembrance of our 40th wedding anniversary.

Awesome, Romantic, Friendly.

Great B&B, Patty is super friendly and a fantastic cook. Our stay was perfect, all the little extra's she adds really wowed my girlfriend which just made me look good for booking us there.... We felt like we went to a friends house. We got in late and she took care of us, called a local restaurant and got us a table (Which was an awesome dinner). We will definitely be back, and will stay longer.

7/11-12/2010

Had a lovely, relaxing overnight here. Just what the 2 of us needed. The glass of wine offered upon arrival was just what this soul needed after a long day's drive. Loved the little snack area for guests. Very thoughtful. Patti made great recs re evening dining and entertainment in the lovely historic square, everything within walking distance. The house was charming, welcoming, easy access and off street parking. Shared some wine, stories, and laughter on the front porch with other visitors at the inn later that night. Just perfect for summer evening. It was a quiet night and we slept like we hadn't in weeks. The breakfast in the morning was fantastic and delicious, the service was delightful, the bedding and towels felt new, soft, and inviting. Everything was very clean. I know we'll be back. Longer next time!

Good Hospitality

We loved our stay at Campbell House! Patti was great, everything was very clean and orderly, and breakfast, personally served, was delightful. Patti's attention to detail is just one of the many factors that add up to the good hospitality she gives. Right in town, within walking distance of many things, and not too far from local sightseeing and Pittsburgh, it was the perfect getaway for us!

Patti greated us with a smile and said goodbye with a hug. Everything about the B&B was great. It was comfortable and clean. We enjoyed the breakfasts and our conversations with Patti and the other guests. Patti was kind enough to make our dinner and site seeing reservations. Romantic Wedding

We booked our elopement at The Campbell House B&B without a referral. From the very beginning, Patti was extremely helpful. When our wedding day finally came, every little detail had been attended to. Patti took photos, got us to the "church" on time and even helped me into my dress. The Campbell Suite was roomy, private and very romantic. On the day we checked out, we re-booked for our first anniversary.

InnSide Tip - Main Stay
If you like a room with a comfortable bed and don't mind having your bathroom outside your room and across the hallway then the Main Stay room is for you. The price is right and the claw foot bathtub in the bathroom is awesome :-)

Fall Vacation

My stay at the Campbell House B&B was so very relaxing and enjoyable. Patti went out of her way several times to ensure that I had maps as well as ideas of restaurants and historic sites in the area. The home is fun and nostalgic and my room comfortable and clean. I know I'll return.

Attention to Details

Our two night stay was all we hoped for. The bed was especially comfortable, the rooms were very clean, and the food was delicious. Patty works very hard to make sure everything is exactly as it should be. We have extensive experience in B&Bs and have found this one to be up to our very high standards for cleanliness, comfort, friendliness, and excellent food.

2nd Anniversary Stay

The Campbell house was our first experience at a bed and breakfast. We couldn't have asked for a better one! The house is cute, cozy and above all comfortable. Patti simply thought of everything and was very accommodating. We were quite surprised by the breakfast menu as well it was fantastic! Patti also went out of her way to make things easier for us including getting last minute reservations at Kentuck Knob. She truly has a way about her and really knew to anticipate her clients needs. It felt like a home away from home and we are grateful we were able to have such a thoughtful host.

Our annual anniversary getaway

We just got back from our 9th year at the Campbell House. Probably the best thing that ever happened in our B&B experiences was when the Picket Fence B&B closed and they suggested we try Patti's Campbell House B&B. Patti has become a dear friend over these 9 years and we see her occasionally throughout the year. Our experience is always joyful and Patti's B&B know-how make for a truly wonderful stay. We always book the Campbell Suite. Victorian atmosphere yet with all modern conveniences. And this woman sure can cook!!!

We couldn't have asked for a better 10th anniversary stay. Ligonier is quaint and the Campbell House B&B is cozy and felt like home. Patti is a friendly host and a terrific cook. Thanks for all the extra little touches that make your B&B special.

training camp

My husband and I always stay at the Campbell House during our annual trip to see the Steelers in Latrobe. Patti's inn is very clean (and romantic) and she has a very special way of making you feel right at home. Her breakfast is wonderful; everything is so fresh and filling. We would recommend this Inn to everyone...

Sisters' Week-end

My sister and I had a wonderful long week-end at the Campbell House. The Innkeeper and her staff were great. Patti provided us with local information and help plan our wine tasting trip. The town has a wide variety of shops and the B&B is close enough to walk. The trip was in celebration of my sister's birthday. Patti made it very special especially the picture she gave us!

Best little B & B in Ligonier

The Campbell House is the only place I stay when we go to Ligonier, and the Campbell house is the only reason I go to Ligonier. The innkeeper is the most wonderful and charming woman. She will make reservations for you to any attraction in the area for you, and when they say Bed and BREAKFAST, they mean BREAKFAST, because this woman can cook. I can think of nothing but great things to say. I look forward to going there every year two or three time a year. See you soon Patti. Laura and Carroll

Our Romantic Getaway

Romantic In September 2005 my Husband and I were married in the Gazebo in the town square in Ligonier. We had made arrangements to stay at the Campbell House B&B and the innkeeper - Patti Campbell was our wedding planner. We stayed in the Campbell Suite and we loved it. We had our own living room, kitchen- stocked with goodies and a beautiful bathroom with a beautiful claw footed tub. We also had a porch and our own private entrance. Patti took care of every detail- even asking if there were any dietary limitations which there were because my husband is a diabetic. Special food was prepared for him and every breakfast we have had there in the past 4 years has been delicious - the Presentation always elegant and served with Love. Our first breakfast as Mr.& Mrs, we had our own little menu and a photo of both of us. Even though we had our own porch we did enjoy sitting on the front porch of the Inn on the swing. This Inn is so beautifully decorated with Campbell Soup memorabilia that we still have not seen everything after staying there for the last 4 years. We will be returning there again this September, 2009 and look forward to Our Romantic Getaway. Marlene Holmes-Dunn Pittsburgh, Pa.

Campbell House B&B

The Campbell House B&B was the right place to go for a get-a-way nestled in the small but quaint town of Ligonier. The innkeeper, Patti Campbell, was there to greet us as we arrived for our stay; a very cordial and friendly hostess. Our room was beautiful, airy, and clean. This B&B is well maintained and clean. We would recommed this B&B to everyone who would want an enjoyable and relaxing get-a-way. The breakfast was to die for; a delight and surprise to the palate. Words cannot describe how wonderful this B&B is.

Warmful

I remember I stayed for 2 nights in July 2008, and I noticed how remarkably decorated was the premises but rather more important to me the quality of service that Patti provided me with. Coming from the Ivory Coast and living in France, I must say everything was different on the standard I was living by. I stayed in the Campbell Salon and I liked very much the king bed, the dresser and the way some apparently neutral items such as the chair and the small desk and even the teddies would remind your being home. And I will let upon you to notice by yourself how endearing Patti is. She is a friend now by the way. Thanks Patti.

Very Romantic Inn

My husband and I did the elopement package the end of June and I am so glad that we chose this place. Very quaint and romantic. Patti did a fantastic job and was very detail oriented. Our wedding, though just the two of us, was ideal. The photography was great and the cake was even better. I would definately recomend this place.

Elegant and Charming!!

We booked two nights in Painted Ladies as a vacation getaway while seeing Fallingwater and other area sights. Patti is such a gracious hostess and has thought of every detail. Not only was the room elegant and charming, but it was also very comfortable! We enjoyed sitting on the beautiful front porch in the mornings and the evenings and just talking and reading. The breakfasts were superior, again with every detail attended to. We loved getting to know Patti and being regaled with her stories of life in Ligonier and in the B&B business. We were surprised at how quiet the house was even our first night when there was no vacancy. We really can only think of wonderful things to say about this elegant and charming B&B and of course Patti!!

Stayed at the Campbell House early Aug 2011. Was there for one night and was very quiet, clean and comfortable. Breakfast was good. I recommend this place if you are in this area.

WORST EXPERIENCE EVER

I have travelled the world and dined at the best and worst all over the USA, Europe, Mexico and South America. I have had mostly amazing experiences while traveling and only a handful of bad. I have dealt with rude waiters and managers with condescending attitudes but I have never ever written an online review about anything until now. I am quite computer savvy and read plenty of reviews online so I realize the possibility but never actually made time in my day to sit down, analyze my experience, and write an online review…..until today. As a New Yorker of 10 years, and 18 years prior in South Georgia where I was born, I have experienced plenty of racial profiling and racism but what I experienced in Ligonier, Pennsylvania at Campbell Bed and Breakfast from Patty Campbell tops the list by far. THIS WAS MY WORST TRAVEL EXPERIENCE TO DATE. My partner and I are both in the hospitality business and own a business together so we are well seasoned professionals when it comes to being hospitable….especially when people are paying money for it. We found Campbell's B n B via internet and it looked so quaint and charming which is what we were wanting and expecting. The room was pre-payed with a credit card as this method has always proven trustworthy in the past. We drove 7 hours from Manhattan for a wedding in the area. After getting to the town and attending the rehearsal dinner, we made our way to Campbell House by 11:30 pm on a Friday night to check in. The house was clearly empty but there were instructions to call a woman named Patty Campbell (the owner) using a cordless phone in a box on the front porch. I dialed and spoke to the owner, Patty. She was very kind and pleasant instructing me how to find our keys and how to get in the house. She told me to "make yourself at home" and that there was wine in the cupboard if we wanted. My boyfriend wasn't feeling well so he went straight to bed. He asked me for a glass of water so I walked downstairs into the OPEN kitchen, opened the cabinet and got one everyday basic highball glass, filled it with water, went upstairs and got in bed. The next morning around 11am, we began walking through the town of Ligonier visiting the weekend antique show before the wedding that evening. My boyfriend went back to Campbell house around 2 pm to rest and I continued wandering around "downtown" on foot. He called me once back at the B n B and told me there was a crazy woman screaming at him, rummaging through the house and OUR ROOM while slamming doors. Okay…is he serious? I felt this was going to end badly and when he called I was miraculously standing right in front of the Ramada Inn. I went inside the Ramada to find a lovely woman named Cheri who was happy to assist me in booking the LAST room they had for the night…it was the last room in town, WHEW! When I got back to Campbell House, I walked inside to find my boyfriend and Patty Campbell arguing. Here's the drama: My BF was in OUR ROOM in the bed on his ipad with the door closed. Patty barged in without knocking and walked around directly to my BF's bedside and began her incredibly rude interrogation asking my boyfriend….Why did you park in parking space 1 when there's a letter downstairs telling you to park in parking space 3?( mind you, this is in a huge private parking lot only for Campbell B n B guest' and ours was the ONLY car in the lot because we were the ONLY GUEST THERE for the entire weekend). Also, she asked, Why didn't you call me and tell me you didn't want breakfast? (patty's voice level began to raise ) I HAVE TO PAY PEOPLE TO COOK BREAKFAST AND YOU SHOULD HAVE CALLED ME!!!! My boyfriend was trying to explain that he is sick that is why we weren't at breakfast but at that point, she then saw the glass I had gotten from the kitchen the night before…PATTY FLIPPED OUT!!! She started SCREAMING…WHERE DID YOU GET THAT GLASS!!!! WHERE DID YOU GET THAT GLASS!!!!….without waiting for a response, she began SCREAMING at my boyfriend…YOU WENT IN MY KITCHEN!!!!! I CAN'T BELIEVE THIS!!! YOU WENT INTO MY KITCHEN!!! Then, Patty Campbell begins on a tyrant throughout the house, CURSING and SCREAMING WHILE OPENING AND SLAMMING DOORS. Blankets and sheets were flying EVERYWHERE! ……….This is when I walk in to see a clearly insane woman on a binge…I began telling Patty that she is severely over-reacting and to please calm down. I asked…WHAT IS THE PROBLEM LADY? She told me that she said we could have wine NOT go in her kitchen. I said I don't want your wine and I used a glass for water, and ALL THIS UNNECESSARY DRAMA FOR THAT??? She very rudely began talking over me so I went over HER and FIRMLY explained that WE are the guest NOT HER! She was treating the situation as if we are staying there for free…We told her that this is NOT the way to run a business and that she was severely damaging her reputation and business. That's when she took it to the next step. She then told my Colombia born boyfriend( whose now an American Citizen) that: THIS IS MY COUNTRY! PEOPLE LIKE YOU COME INTO MY COUNTRY AND THINK YOU CAN DO WHATEVER YOU WANT BUT YOU CAN NOT!!! She continued with" GO BACK TO YOUR COUNTRY!!! JUST GO BACK TO YOUR COUNTRY!!!………at THAT second I realized we weren't in New York anymore and what all this drama was really about. That comment was intolerable. I told her, YOU ARE A BIGOT. We are leaving and we WILL get our money back! Once finally checked in at the Ramada Inn and FURIOUS, the wedding was 30 mins away and neither of us had even showered due to Patty Campbell's UN-necessary drama. We were 1 hour late for the wedding we drove 7 hours from Manhattan specifically for. This was the only time we have taken a road trip outside New York/New Jersey in the past 4 years and Patty Campbell single handedly RUINED our experience due to being an UN-stable RACIST. The next day, we went to the Ligonier Police Department and filed a police report for verbal abuse and harassment. The officer told us that Patty Campbell has an AWFUL reputation in Ligonier and something like this was bound to happen. The officer also apologized profusely on Patty's behalf saying…please do not let Patty Campbell tarnish the people of Ligonier's reputation. I am also in contact with the better business bureau in hopes of having this woman's license taken from her. Stay at the Ligonier Country Inn or the Ramada Inn, both are very welcoming and comforting. WHATEVER YOU DO, DO NOT LET THIS INSANE WOMAN( Patty Campbell) RUIN YOUR TRIP!

Management Response
I read in surprise the rambling account filled with allegations, falsehoods, partial truths as well as defaming my character and mental state. There were certain boundaries violated as well as trespassing to name a few issues. The writer of this review nor his partner made or paid for this reservation. The person who made the reservation and paid on 8/10 (as surprise guest for her daughters wedding) did not know the last name of her daughters friend nor the name of the reviewer, address, email address or phone number at the time the reservation was made. Once provided with Freddy's phone number, my assistant contacted him to find out the name of the other person in his party (Zack-no last name provided who this wrote review)and estimated arrival time. Normal check-in is 3 to 7 PM. Freddy said he would call to let us know ETA closer to the August 26th reservation...this was notated on the registration card. A confirmation was sent to the bride's mother who was responsible for this reservation. The following is on the confirmation: Check-In 3 to 7 PM We will do our best to accommodate early or late check-ins. *Please call two days prior to confirm your stay & arrival time. Also included directions, assigned parking instructions, and guests to use the phone in the mail box for check-in. On the date of check-in Friday August 26th, the same day the big storm was due to hit Manhattan, I still had not heard from Freddy. Other guests for the wedding coming from Manhattan called ahead and checked in between 5 to 6 PM. I had a full house all week, I was tired and looked forward to this Friday where there were only three check-ins. At 9 PM, I decided Freddy must be caught in the storm, might not have phone service-but I would provide for the possibility of the couple arriving. I placed a key outside, left the appropriate lighting on, and checked the phone battery then placed it back in the box...and went to my quarters. I was sound a sleep when I received a call at 11:17 PM from my front porch. I assumed it was Freddy but I now know it was Zack who stated he had never stayed in a B&B before. I asked where he was parked, informed him that spot was ok for tonight, however; he would have another space for the next day as that space was for a guest who requested parking near the door. I explained where their room was, and their private bath located a few steps across from Main Stay-to please keep the door closed so other guests don't use it by mistake. I also said there was wine on the sideboard in the parlour to the left of the entrance. I told him where the Strawberry Pantry is located...He would find snacks, beverages, DVD's, glasses, cups, iron and board. I said, Since you arrived so late would like to have breakfast later (than normal breakfast time) so you can rest longer. We agreed on a time...I said, "Make your self at home, I will see you in the morning". The next morning I noticed my office/kitchen door was open, I was surprised as I thought I had locked it at night also I never leave it open. I prepared breakfast but neither of the guests arrived for breakfast. I saw the room keys on the table at the bottom of the stairs...so I thought they had left. I checked to find the car parked in the drive-so I wrote the following note: Freddy & Zack The office is currently closed...Please Keep your keys and lock your room. The front door locks automatically. Your parking for this evening will be in the back space 3 up against the wood. I placed the 8 1/2 x 11 note on a clip board and placed it next to the front door. (I have the note in my possession) I waited as long as I could for them then left to run errands. When I returned later in the afternoon, I noticed the car parked in the wrong space, then I noticed the clip board was missing as I looked up the stairs I noticed the door of Tricia's Inspiration (their bathroom) door was open. I went up to say hello, ask them to move the car, and to see if they needed room service and to remind them to keep the bathroom door closed. The door to Main Stay was open, I saw one of the guys lying in bed using the computer...the guy as I was to find out was Freddy. From the door way I said hello, asked him to park in space 3 before 3 PM check-in. I saw the clipboard laying across the room, the antique occasional table filled with liqueur bottles, candles and a Campbell Soup glass which is my personal glass from my private office/kitchen. In just one second, I felt violated...although I knew where the glass came from, I asked, "Where did you get that glass?" at least three times. Freddy responded in a heavy accent, "we needed a glass, my friend got the glass"...to which I responded, "He went in to my private office/kitchen to get a glass, how dare you violate my privacy, how dare you? You have glasses and a ice bucket next to your bed and in your bathroom and in the pantry". He started screaming "we didn't know, we didn't know". You didn't even have the courtesy of letting me know you weren't coming to breakfast. 'Freddy said, "I have a fever and needed a glass". I turned around in the hall, noticed the door to Floral Boarder guest room was open (I know it was closed when I turned the lights on in Main Stay) I was so angry I slammed Tricia's Inspirations door then stood in the hall while Freddy spoke to his partner on the phone. I then came down stairs in tears with my chest hurting to my friend Roger who heard the entire episode but didn't know about the glass. The office/kitchen is off limit to guests, one doesn't go in the office of a Hilton, Wingate, etc. so why would one enter a private area of Campbell House. Keeping in mind there were lights on in all the locations open to these guests who took it upon themselves to enter other guest rooms (even removing a throw for their room when there were two in the chiffarobe) They couldn't find glasses in the pantry, while they found the drinks in the refrigerator, they used the bathroom where there were glasses plus glasses in their room. Now it is quite evident they stepped out of boundary by going in to other rooms and searching for light switches in order to enter my darkened office/kitchen. While I was preparing the suite for guests Zack came in and we had a confrontation-I was in the lower hall they were on the steps Freddy is screaming at me at which time I said, "You people come to my country" and I was uninterrupted from saying and want to play by your rules. Then Freddy said, "I am an American citizen and pay a lot of taxes". Zack said, "we are leaving". Yes, I used poor judgement in my comment...I felt totally violated in the fact they had over stepped their bounds. Within 10 minutes they departed. We went up to Main Stay to check the room, to find one of the spindles was broken off the poster bed, candles on the wooden antique table along with water bottles and lemonade cans, water bottle on shower head and yes the throw from Floral Boarder. If they wouldn't have left I would have asked them to leave as they do not know how to behave in my home business. The review had many surprises: The couple had arrived in town in time to attend a rehearsal dinner- but never bothered to call to confirm their reservation or to ask for a later check-in. With all the liqueur in Main Stay, one of them is sick and needs water so one of them doesn't get water from the pantry faucet where glasses are provided in three locations (strange there is bottled water in refrig that they drank) goes down stairs, through darkened hall, searches for light switch, enters kitchen office and searches through cabinets to find not a "highball" glass but a Campbell Soup glass and who knows what else he did while in the office where there is confidential information, including credit card and financials as well as cash. I was surprised that someone with such a high fever, could not come for breakfast while the one who was not ill did not have the consideration to come down to let me know they wouldn't be eating. I was furthered surprised the guy with high fever, who couldn't come for breakfast was able to attend Antiques on the Diamond by walking around the village streets shopping. I was furthered surprised to find that when Zack walked in Freddy and I were arguing. Actually I was in the Campbell Suite preparing for guests. I was surprised the door to Main Stay was closed and I barged in without knocking and walked directly to Freddy's bedside. I was surprised I had rudely interrogated Freddy about parking. I was not rude...I was and still am angry to find a glass from my office/kitchen on the table not next to where Freddy was lying in bed. That was the only time I entered the room. I have never barged in a guest room in the 18+ years I have been in business. In fact; I was taught the following, when a door is shut you don't enter. To bad these guests weren't taught to respect closed doors. Zack wasn't on premises for the confrontation so he doesn't know if my voice raised higher or not. I raised my voice once Freddy started giving me a story of why they went through my house, especially when I had to make my self heard over him. I was surprised to find my "huge private" parking lot was empty because of another surprise, "We were the only guest there for the entire week-end". Since Campbell House is in a residential area and there are full time tenants parking is assigned. Registered guests were out and about and check-ins were not due until 3 PM. Really the only guests...they didn't act like guests they acted like it was there house...my own daughter wouldn't behave as they did. I was surprised to find that I cursed, slammed doors (only one) and blankets and sheets were flying "EVERYWHERE". A real surprise is when Zack walked in "to find a clearly insane woman". Now he has gone from a computer savvy, hospitality seasoned professional to a head doctor. I wasn't any where near the entrance door or guest room when he entered. I was surprised to find Zack told me I was severely over-reacting and to please calm down. There was no talk of drama, he never spoke to me firmly, never told me how to run my business or mention my reputation... Now I am very surprised to find Freddy is from Columbia and more surprised that I told him to go back to his country. Those words never entered my mind or mouth-as witnessed by a former guest who was standing in the hall. The word "Bigot" was never used. I was surprised that savvy hospitality professionals who have not traveled outside New York in four years would write a review use names such as bigot, unstable-racist, insane to describe an innkeeper when in fact my response was brought on by bad guest behavior. Chief Berger was very surprised to find one of his officers would make comments to a stranger. The review writer really placed this female officer in a very bad position by putting words in her mouth. Chief Berger informed me this was not a criminal complaint therefore it is out of their jurisdiction. After reading the review and speaking with the officer, the chief assured me she took the information only with not comments. Readers feel free to check with Chief Berger if you have any questions. Lastly, the BBB can not remove licenses. They have not issued lodging licenses. In conclusion this review was not written by Freddy, or a paying guest...it is second hand and full of falsehoods. Yes I used poor judgement and I broke my own rule of taking a reservation and payment from someone other than who is staying. To bad we innkeepers can't review guests-But consider my response as a review of these guests. Campbell House isn't right for some people and some people aren't right for Campbell House...as in this case.

We loved our stay with Patti!

We stayed at the Campbell House for a long weekend in August 2011. Everything was as promised. The room, house, and amenties were outstanding. Patti and her staff were wonderful. We felt welcomed and comfortable. We had other family members also stay at the house and Patti was very accomodating making our stay that much more enjoyable. The breakfasts were delightful and delicious! We hope to come back!

Romantic, Warm and Wonderful

We stayed at the Campbell House Labor Day weekend 2011. The service was excellent, the breakfast was absolutely fabulous. Patti and her staff were warm and welcoming. Patti went out of her way to make us fell like part of her family. She made phone calls on our behalf to see if we could "squeeze" into a popular area attraction. We would go back to this B&B in a heartbeat if we are back in the area. Thanks for everything Patti, Laurie and Lewis Finkel

If you are coming to the Inn late in the night - call ahead and Patti will make arrangements for you to get into your room. We did this and had no problem at all - and the breakfast the next morning was fabulous!

Warm and Inviting

Just to add to my husband"s review..... We were visiting Ligonier, Ps to attend a wedding. On Sunday we had a great breakfast and then left to join a group of friends who were staying elsewhere. We returned to Campbell House to change into formal dress. As we were leaving for the ceremony Patti came running out of the front door and called out..."let me see how you look!" She said "Wow..you look great!" I must say we have spent many nights in all types of hotels.. we have never had anyone make that kind of effort to make us feel special. It truly made us smile as we drove off to the church. What a great feeling to have made a new friend so quickly. Patti is warm and inviting in every way.We have already discussed returning to have a return stay at Campbell House Laurie Chase Finkel

Campbell House, a pleasure

I recently stayed at Campbell House in Ligonier,PA. It was a very enjoyable stay. The house and rooms were very clean and comfortable. The breakfast was delicious and varied from day to day. Patti Campbell, the owner made everyone feel welcomed. The town of Ligonier was very quaint and steeped in history.

Wonderful get-away!

We stayed at the Campbell Suite for our anniversary and it was our first B&B experience. We had an absolutely wonderful experience! Patti went out of her way to help my husband surprise me with a few little extras and we enjoyed getting to know her. Our room was wonderfully prepared for our every need and breakfast the next morning was phenomenal. This was the most memorable anniversary and the Campbell House played a huge part in that. We'd love to stay again!

Enchanting Experience at Campbell's

My second stay at Campbell House was even better than the first, if that is even possible. Patti Campbell is an engaging proprietor, an excellent chef, and keeps a spotless establishment. You cannot find a better B&B on the East Coast!

Pleasant Time

I enjoyed my visit to Campbell House B&B. My room was the Main Stay. It was everything a B&B should be. Breakfast was superb. The town of Ligioner is lovely and since the B&B is right on Main St. It was a added bonus. I would visit again.

Amazing

where to begin?? i booked my elopement package in september for november 11,2011 marriage.... as we got closer to the wedding date it felt as though nothing was going right, it was one obstacle after another... we were not going to allow anything to get in our way though, so we barreled forward.....nothing but positive was to come....or so i thought.... i was informed 1 week before the wedding that my soon to be, now husband was denied his request for loa from work "to be married" it was a devestating blow and i was just mortified...after writing letters to the employer pleading for the date, i called patti an explained the situation to her....she immediately offered any form of assistance in order to get us our date, and ended up writing a heartfelt letter on our behalf to the employer once again pleading our case...keep in mind...we had never met, just a few short phone calls of interaction and she had been more then willing to do all she could to help us....she could have easily cancelled our reservations and filled our spot..instead she went above and beyond for at that time a stranger....not many people like patti out there.....needless to say, we made our date and are happily married..... when arriving at the campbell house we were greeted with a very warm welcome by patti, she explained all general information we would need for our stay at her b and b, and then she prepped us for our ceremony....she assisted me with my wedding gown, and made sure i looked just perfect for my big day!!! when she says we have everything...just bring your slippers..she means it. everything was perfect...from our room, to the breakfast each morning, which by the way is just delightful....full course breakfast served to us in our room for the first morning and in the living area the 2nd day....with everything being done for us...we were certainly pampered and felt very very welcome. patti was a real pleasure to meet, and i am grateful for her and all that she had done for us. i am priviliged to now call patti a friend, in fact we have adopted her and she is now family....we couldnt have asked for a better experience....we love you patti.....excellent....!!!!!!

Intimidating Innkeeper

We stayed recently at the Campbell House B&B. Upon arrival we were instructed to meet her in a room p some steps and she would meet us. Never having been there we did as instructed but did not see Patti when entering the room. We walked further calling out hello and we're greeted by her telling us we weren't supposed to be in that room! This is not how you want to be greeted upon arrival. We set our keys on the breakfast table. She snatched them up and said not to put our keys there! I actually thought maybe she was kidding! this was during the first 15 minutes of arriving. The room was nice and clean as well as the bathroom. The breakfast was good. My only complaint is the innkeepers attitude. We have stayed in other B&B's and this place there wasn't" a warm welcome feeling. I was afraid to be scolded by her if anything was out of place or not to her liking. My advice to her would be to be friendly and appreciative and welcome your guests or get into another line of business.

Most Romantic experience

Where do I begin? From the moment we arrived, I knew this would be one of the most memorable and romantic events of our life together. Patti was fantastic - from setting the mood in the room to the fantastic breakfast - we can't say enough. Patti really know how to make people feel comfortable, while enjoying her wonderful B&B.

Many wonderful times

My wife and I have enjoyed many anniversary weekends at the Campbell House. Always great accommodations and breakfasts. And the host and owner, Patti Campbell, always has a smile for us when we first meet at her B&B. Through the years Patti has become more than a host to us but has become a friend. We once stayed at another B&B in the Ligonier area for our anniversary but they discontinued operations. They recommended the Campbell House. And what a great recommendation it was. A wonderful place to stay and an addition to our friend list.

A Sweet Little Gem of a B&B

It's been a very stressful year for us, and my husband and I wanted a nice relaxing getaway for our anniversary. Campbell House was perfect. Service- Patti is amazing. She will literally make you feel like you're a guest in her own home. She's attentive, and friendly. Her breakfast was delicious, and artistic! If you're lucky enough to experience her special baked pancake, you're in for a treat! I mentioned that I was a tea drinker, so at breakfast, Patti provided me with every variety of tea you could imagine, some I had never even heard of! Condition and Cleanliness- We stayed in the Campbell Salon. Our room was immaculate, and adorably appointed with Campbell's Soup Memorabilia. The foyer and breakfast area are quite elegant, but warm and inviting. Room Comfort- The Campbell Salon bed is big and comfy! Our room had everything you could need- TV, CD player, fridge, Keurig coffee maker, drinks, snacks. In the bathroom, you'll find plenty of towels, and every toiletry you could need. Location- Ligonier is quaint and lovely. You're within walking distance of shops, restaurants, Ft. Ligonier. The weather was beautiful during our stay, so we walked everywhere. Overall- We had a very nice time and hope to return!

Not a B and B... but a home

I am on the road for business 50% of the year and there are times when I get sick and tired of hotels.... I need a little something that reminds me of home: a warm atmosphere, a good breakfast, a porch to read a book, and someone who truly cares about my day. Sorry Marriott, you just do not meet those needs. Patti has created an atmosphere where all my needs are met. The Campbell House allows for the weary travel (like myself) to feel as he is at home, instead of on the road.

InnSide Tip - Evening time activity
No need to go out and do things... sit on the porch and drink some coffee and watch the fireflies. Being from San Diego, this was my favorite activity... never saw a firefly before now!

Overbearing, rude owner.

Overall, extremely rude and overbearing owner. She had no people skills and lectured us on how to do everything.. and then when we made a mistake, yelled at us and lectured us again. The room we stayed it was kitschy with campbells soup paraphernalia and loaded with creepy dolls staring at you. If you like staying with your grandmother and her dolls and her little reminders on what not to do with her house...this is the place for you.

Cozy, Comfy, and Charming!

I was beyond pleased with my stay at Campbell House B & B! Patti was very friendly and accommodating, making us both feel welcomed and at home. She went above and beyond to make our stay a memorable one. My fiancé and I stayed in the Campbell Suite, which was beautifully decorated and had every amenity we could have asked for. Having its own private entrance, this suite was quiet and relaxing. The kitchen included everything we needed for an overnight stay, including coffee, a large assortment of teas, mini fridge with snacks, fruit, and other various snacks. The suite also included a dining area as well as living room with a television and cozy fireplace. The bathroom boasted a beautiful claw foot tub, adding to the suite’s nostalgic charm. Our favorite part of the suite, however, was the bed; it was the coziest and most comfortable bed I have ever slept in! The suite was by far the cleanest place I have ever stayed, making us both feel even more at home. I would recommend Campbell House B & B to anyone looking for a relaxing, romantic getaway in charming B &B in a charming small town!
