Circa 1839. Experience all the grandeur of a private suite in a historic home. Two spacious suites boast 700 square feet of living space with a private living room, bedroom, and bathroom. Tall windows allow natural light into The Barrow Suite which features a four poster king bed, a comfortable loveseat in the sitting room, and a bathroom with an extra-large shower and double vanity. The essence of the lake and boating set the tone in The Stag Horn Suite which boasts queen bed, a full-sized sofa in the sitting room, and a bathroom with custom Italian tiles. The open floor plan of the common area houses original woodwork and plaster, a romantic fireplace, and a baby grand piano. Step outside to enjoy coffee and your continental breakfast while relaxing on the wicker furniture on the colonial porch. The inn is one block from the lake and the shops and restaurants of the village.

Named after the famous Skaneateles artist John D. Barrow, the Barrow Suite will instantly relax you with its soft lush surroundings. Immediately upon entry you will notice the jewels of this space are the designer Thibaut window treatments with their whimsical, yet elegant pattern that adorn the tall windows with original mouldings. This spacious suite includes a large bedroom featuring a four poster king sized bed with sumptuous designer bedding and custom pillows. A glass top MacKenzie Childs table sits between the large windows where you can enjoy your breakfast in the morning while lounging in your comfy robes within the privacy of your own suite. Stag Horn Suite

The Stag Horn Suite is named after Stag Horn Point, one of Skaneateles Lake's many unique features. Like the Stag Horns in the lake, this suite is unique and unlike no other offered in Skaneateles. Within this three-room suite, the colors are crisp and clean with subtle undertones of the lake and boating. The sitting room is spacious offering a full sized sofa and comfortable rattan chair for seating while watching television or reading. Situated through original arched moulding, the bedroom includes a queen sized custom upholstered bed with crisp and luxurious hand pressed linens. To accommodate families with children we will accept reservations when reserving both suites (Staghorn and Barrow suites). otherwise, 34 State is an adult only establishment in order to serve those couples seeking a quiet stay.

Cancellation

Cancellations made greater than 30 days prior to arrival will receive full deposit less $50 cancellation fee. Reservations that are cancelled less than 30 days prior to your arrival date, the guest is responsible for the full reservation charge unless we can find someone to fill your reservation dates. Please understand that we are a very small establishment and only offer 2 suites so cancellations are very detrimental to our small business. Please be sure of your reservation and dates before booking.

Historic Interest

34 State was built in 1839 and was the former home of famed artist John D. Barrow from 1839-1906. Barrow's father was one of the Mayors of the Village of Skaneateles for several terms. The property has many of John Barrow's original museum quality pieces throughout it including one in each suite and also a self-portrait of John Barrow. Much of the original woodwork, moulding and flooring still exists in the home but with all of the modern upgrades that one would want.

Last Minute Trip and Found a Gem

34 State is absolutely charming, Katie and her husband Jack did not miss a beat! The decor is beyond charming and warm, with a grand piano! The bed was yummy, soft sheets like I have at home and warm cozy robes. If you are coming to the finger lakes this is the place to stay!

Great Time in Skaneateles

We just returned from a three-day visit to Skaneateles, having met there with our good friends from Nashville. We stayed at 34 State, more than a B&B but not quite an inn. It is located a short walk from the center of town. Katie Severance is the innkeeper, a delightful host offering a really special historical home. Katie does not offer a breakfast per se, but in fact more. She has set up a classy kitchen area with a multitude of offerings available any time you choose, including hard boiled eggs, cereal, sweets and even beer if you are so inclined! The two second floor suites are very unique, one with a queen-size and the other with king-size bed. One night when we were having cocktails in the drawing room, Katie even came out to offer us some lovely hors 'd oeuvres. She had already made reservations for restaurants all three nights we were in town! 34 State should be a serious contender if you are visiting Skaneateles!

Beautiful, Peaceful, Never wanted to leave!

We stayed at 34 State for six nights over Labor Day 2016. It is a beautifully restored historic house with two suites. The Barrow Suite where we stayed has two lovely rooms--one with a king size bed, another a cozy sitting room with a TV--and a huge bathroom. Everything is furnished sumptuously and beautifully, and there are big windows to let in the light. We helped ourselves to breakfast in the kitchen in the mornings (convenient if one person wants to sleep in) and ate on the lovely porch (we had wine out there one night, too). The house is steps from the shops and restaurants of the pictureseque town of Skaneateles. Katie reached out weeks before our arrival to help us make restaurant reservations, find a gym, plan outings on the (crystal clear) lake and to the (stunning) nearby wineries. She was always helpful on text and email when we had a question. Most highly recommended!!

Nicely Done!

Had a great 3 night stay in this 200 year old home. Katie and her husband did a lot of restoration work on this house when they bought it last year. They did a great job. We stayed in the Barrow Suite, everything was beautifully decorated, the bathroom was clean and provided all high end amenities like a spa would provide. There was a pantry area where there was always coffee brewed in the morning and a good selection of breakfast staples. The location is within walking distance to the main town drag and they have good parking on site. My wife and I had a great stay here and the hosts are very accommodating.

Beautiful!!

My family of five stayed for one night in this charming, perfectly located Inn and wished we could have stayed longer. It truly exceeded our expectations on all counts. Well-appointed. Beautifully decorated. The smallest of details have been considered from the bath, to the bedroom, to the butler's pantry. Definitely deserving of it's name.

Couldn't Ask for More!

I wish our schedule would have allowed us to spend more time at this beautiful Historic Suite. I don't wish to call it a B&B, as it really feels, as if your stay was in a family members home without all the drama that brings, lol! We were on a fast trip for a wedding and allowed us only to spend two nights at 34 State. We so appreciated Katie & Jack's kindness, hospitality and helpfulness. Not to mention getting kisses from their beautiful lab, Oakley. We stayed in the elegant Barrow Suite. It's on the second floor as is their other suite, but they are working on a suite on the first floor for those with problems walking up stairs. Continental breakfast awaited us every morning as a fridge stocked with yogurt, fresh fruit, beer and many more items. I commented they were out of water and upon our return, not only was the fridge fully restocked, but a note with a special touch was provided. It is within walking distance to downtown Skaneateles without staying right in the middle of the main road. There is a big dinning room and living room, along with a beautiful porch with a swing to spend the afternoons drinking a cocktail. They attend to every need you may have i.e. reservations to restaurants and will follow up with restaurant to make sure you had a great experience and the best table. We look forward to our next trip and without a doubt where we will stay!

Wonderful, Convenient place to stay

This is a unique, very high quality accommodation -- well located in Skaneateles -- short walking distance to the lake and village shops/restaurants. The hosts are very gracious, and have done a wonderful job with their 2-room B&B. Very upscale bathroom, linens, towels, etc. Instead of a focus on breakfast as typical for a B&B, they have a small pantry set up where you can have coffee, yogurt, fruit, etc -- any time of day. This worked well for us. Katie did make nice waffles with fruit one day which were great. You have plenty of privacy but Katie and Jack are available when needed for suggestions during your visit to Skaneateles. It's more pricey than other options but worth it.

Decadent

We stayed in the Barrow Suite for two nights and were overly impressed with 34 State. The suite is fit for a president and it may have been the most beautiful suite we have ever stayed in. The decorating is elegant with high end linens, beautiful artwork, and McKenzie Child throughout. The marble bathroom with amazing rain shower is gorgeous. The king size bed was extremely comfortable. The location is perfect, just one block from the lake and restaurants. The communal kitchen area was well stocked with beer, fresh fruit, yogurt, and many other great items. The common area is as beautiful as the suite. We enjoyed swinging on the daybed on the front porch each night while enjoying a glass of wine. The owners were incredibly accommodating and helpful. As we were entering a restaurant Saturday night, we heard the hostess saying to someone on the phone "don't worry we will take care of them", and realized it was the owner calling to ensure we had a nice experience. We highly recommend 34 State. You won't be disappointed.

Can't Wait to Return!

We stayed at 34 State in Skaneateles over the Memorial Day weekend. The home is beautifully decorated and restored with all the comforts you would expect in a luxury suite accommodation. We enjoyed the Barrow Suite with the 500 count Egyptian sheets, the marble bath, and the MacKenzie-Childs decor. Katie and Jack were available to attend to our every need if necessary, but we found we needed nothing! We just enjoyed talking with them and spending time with their black lab, Oakley, since we left ours at home! The pastries and fruit and coffee were awaiting our arrival in the morning, and the porch swing was perfect for afternoon cocktails! The home is located within walking distance to town but far enough up State Street to enjoy the peace and quiet. We look forward to more trips to Skaneateles and have no question of where we will stay!

Gorgeous Boutique B&B

This is the perfect place for a quiet get-away, with just two spacious suites in a historic building, beautifully renovated. We spent a few hours relaxing and reading on the covered porch. 34 State is legant and as peaceful as could be.

34 State Street, Skaneateles

We went for an overnight to celebrate a birthday. 34 State Street was the perfect venue for a home base. Elegant, friendly and a perfect location. Within walking distance of shops, restaurants and Skaneateles Lake yet off of the busy main streets. The breakfast (included) was first rate and served in a beautiful dining doom setting. We will surely go again.

Great Stay at 34 State

TY Katie and Jack for your warm hospitality and making us feel welcomed. We had a wonderful stay at 34 State. This home is very unique and attention to detail is everywhere you look. We have stayed in and visited other B&Bs over the years but this was by far the best! We stayed in the Barrows Suite which was just beautiful, tastefully decorated and very clean and inviting. The bedding was luxurious and extremely comfortable and the sitting room with its french doors was an added bonus. Very relaxing to just sit and read or watch tv and enjoy a glass of wine. The self serve guest kitchen is well equipped for a continental breakfast along with a variety of beverages. Every morning there was something freshly baked for us in the dining room and fresh fruit. The fact that we could set the pace of our day instead of adhering to a specific breakfast time schedule was especially nice. Guests have access to this kitchen 24/7 which was a big plus for us. This beautiful home is a short walk to the Village with restaurants, pubs and shops which overlook the lake. Book yourself a suite here, you won't be disappointed.

One Very Nice Night

We needed to spend a night in Skaneateles (pronounced "skinnyatlis") in the finger lakes region of NY State on our way to the Toronto Area and booked booked a suite in 34 State Historic Luxury Suites. They have been open since last November (2015). Everything was extraordinarily clean and well decorated. The owners live onsite in another area of the house. We met one of the owners, Katie, who has a very nice demeanor and deep family roots in the hospitality industry. The room was very large, consisting of a living room with TV, a large bedroom with a comfortable king-sized bed and a large bathroom with an enormous shower. Again, super clean. Breakfast was considered continental, but with a homemade fresh warm asparagus quiche and a blueberry and granola casserole, fresh coffee, teas, cereals, yogurt, juices, fresh fruit and more, it was a delicious meal to start the day. Overall, a very pleasant experience at a very reasonable price. Thank you, Katie. BTW, the town is on the lake, lots of shops and great eating places.

Great Place to Stay

Our stay in the Barrows Suite was perfect. It is large, private and tastefully decorated. The bathroom looks like something on Houzz - so nice! The inn is very clean, with comfortable bedding. Even though it was mid-week, Katie made us a nice breakfast each morning. The inn has a well-stocked mini-kitchen with refreshments available 24/7. The dining room is open and airy, while the adjoining living room boasts a fireplace, piano and comfy chairs. 34 State is just a short walk into town, where there are cute shops, restaurants and the lake. We would highly recommend staying here if you're visiting the Finger Lakes area. We look forward to a return visit to this charming inn.

Fantastic stay for me and my sweet!!!

This luxurious little gem was a wonderful getaway for my love and I after a long stressful week of nonstop work and no play. We took a night away from home and kids and felt like we were totally pampered and relaxed and taken care of. DEFINITELY recommend this amazing little sanctuary for your pass through town or prolonged stay. Beautifully decorated, wonderful pantry with everything you need, unobtrusive owners, quiet, centrally located. The toughest critic would be quite happy here. Inn keepers were raised here and know a lot about the area. Great for a wine tour!

We just returned from our trip with a friend and spent 3 nights at 34 State and we fell in love with that place! It is soooo so beautifully decorated, lots of love to detail and a personal touch. It is really one of a kind. Katie is an amazing host and she (literally) goes the extra mile to make her guests feel happy and comfortable. We will definitely come back :-)

Lovely

We had the best experience in this stunningly beautiful historic home. It was impeccably clean and so luxurious. We loved that our room had a charming sitting area for us to read, watch tv, or just lounge. We can't wait to come back.

Perfect!!!

Currently in residence for our annual girls weekend. Leap of faith booking from reviews on internet. Couldn't be happier.Take the entire floor. We feel like we are relaxing at home. Already booked for next December...I think that says it all!!

Unique attention to detail in Village Center of Skaneateles!

This B and B is like no other we have ever stayed in! Private, luxurious, walk to all, elegant yet comfortable are just a few words to describe what a stay at 34 State is like. You not only have a private entrance for the 2 suites but you have your own sitting room and bathroom in addition to your bedroom! The suites are so spacious and richly appointed that you will not want to leave. The home combines new and old with such an eclectic feel and designer touches it is as if you are in a high end boutique hotel in a city, yet you step outside and are in a charming village of historic homes and unique shops. 34 State is ideally located only one block to all the shops and restaurants so you can park your car in the driveway and walk to everything during your stay. (which makes it especially nice to go out and enjoy a few beverages!) Upon Katie's recommendation we ate at The Krebs and had the most outstanding meal and dining experience, a must do on a visit to town. You will not be disappointed with your stay at 34 State!

Comfy and Cozy

Three of us stayed at 34 State in Sept for a 3 day get-away. The house is beautifully appointed. The bed in the Stag Horn Suite was very comfortable and a welcomed rest. 34 State is walking distance to town. Jack and Katie were friendly and accommodating. I don't usually stay at B&Bs, but this is a definite repeat.

I Never Write Reviews!

It was serendipitous to come across 34 State! I was going to stay at the only place I knew, the Sherwood Inn, but they didn't have the rooms and nights I needed. I had booked at one Sherwood's other properties, but when I read their reviews about being outdated so-so, I knew I had to keep looking because I would be disappointed. That's when I came across 34 State on other B&B reviews. The room was beautiful, up to date with it's charming décor, and great attention to detail. Katie was very responsive and thorough with all my questions, including booking massage and dinner recommendations, both which were right on! We had a great time, and will definitely book there the next time we are in town. First class, great value, very accommodating, and they made it so easy. Everything I was looking for, plus it was a short walk into town. Perfect. Thank you to Katie and Jack for making our stay so memorable! And, I never write reviews!

Excellent Lodging for my Business Trips!

I stay at 34 State when I am in town for work and it is amazing. Both suites are beautifully decorated and incredibly comfortable with all the amenities of home. Katie and Jack are great hosts and very accommodating! Highly recommend a visit!

Fantastic stay for me and my sweet!!!

This luxurious little gem was a wonderful getaway for my love and I after a long stressful week of nonstop work and no play. We took a night away from home and kids and felt like we were totally pampered and relaxed and taken care of. DEFINATELY recommend this amazing little sanctuary for your pass through town or prolonged stay. A million stars and a million thanks to Owners Jack and Katie Severance for making our rare night away feel extra special!

Great weekend getaway!

We had a wonderful time at 34 State "Historic Luxury Suites". It was extremely clean, warm and the décor was lovely. My fiancé and I had such a lovely time. We will definitely be visiting again and highly recommend it.

Amazing location and hosts

Proposal Night

Perfect Stay in a Historical Home

From the minute you arrive you know are you are in for a wonderful stay. The home is elegant and comfortable at the same time. Katie and Jack do a wonderful job of anticipating your needs and providing as much help as you want. We are from the south and they made sure we were never cold and gave us great tips for the town. The continental breakfast is expansive and has all you could want. Fresh fruit and coffee are plentiful. But the best part has to be the location and the suites. You are a block from the center of town, so unless you are venturing out you never need to use your car. Our bed was incredibly comfortable and my husband noticed the bedside fresh flowers and the lavender scented linens. We enjoyed a relaxing evening on the sofa with the TV and the view out the windows to entertain us. If you are traveling with friends you will enjoy the parlor, with fireplace, and the dining room, but our suite was spacious enough that we did not use them much. I did spend a few hours one afternoon reading in the covered porch and that was great, comfortable seating and plenty of it. Katie is a former B&B manager and she has incorporated all the best practices here, not to mention she is a very talented decorator. We typically stay in B&B's and I highly recommend 34 State for your trip to the area.

Fantastic Experience!

My husband and I recently enjoyed a fantastic stay at the 34 State “Historic Luxury Suites”! We were greeted upon arrival with the utmost hospitality from the owner, Katie. Our room was beautifully decorated, spacious and comfortable. The location was perfect, with a 5 minute walk into the village where there were many boutiques and restaurants to choose from. I would greatly recommend this property to anyone looking to stay in Skaneateles!

Great Stay in Skaneateles!

We stayed at 34 State for one night in January 2016. Katie and Jack were very accommodating, and even allowed us an early check in which was MUCH appreciated! The Barrow suite was beautiful, with an amazing king bed, a beautiful shower with waterfall head, and a nice lounge with TV. The room was spacious and well appointed and we loved our time relaxing there. Katie and Jack provide breakfast for the guests which you can take back to your room or eat in the dining room or parlor. The location is great, a very short walk down the street into the center of town. I would highly recommend if you are looking for a great accommodation in a great location!

Just what I needed and ready to go back!

I had to make a last minute trip to the area. Lucky for me...all hotels were booked and I got to stay in the Staghorn suite. Everything about it was top of the line and it felt very private (not like other bed and breakfasts I've stayed at). The suite is unique and I enjoyed having this extra space for relaxing and working. The location in Skaneateles is great for walking to the village as well. I highly recommend staying here versus getting "another hotel room". I hope to make it back to the area with family one day and know exactly where we'll be staying!
